Rukavillas Terms and Conditions
General
These booking terms and conditions are binding for Kiinteistötupa Oy / Rukavillas – rental brokerage (hereinafter the “Agency”) and the customer making the booking (hereinafter the “Customer”) immediately after the booking is made. Where applicable, the terms and conditions also bind the Owner of the rental property.
Booking and Payment
The Customer must be of legal age (18 or older) when making a booking. If a minor is staying at the property without a guardian, the guardian must provide the Agency with written consent in advance. Bookings can be made by phone, email, or online. After booking, the Customer will receive a booking confirmation, deposit and final invoices, booking terms, and driving directions to the rental property by email.
The deposit invoice (30% of the rental amount) + an office fee of €17.00 is due seven days after the booking date. The final invoice (70% of the rental amount) is due 30 days before the start of the rental period. If the booking is made 30 days or less before the rental period starts, the full rent including office fees must be paid at once. Not paying the invoice is not considered a cancellation. Invoice-related complaints must be made within seven days of the invoice date.
The Agency reserves the right to change prices.
When booking online, the Customer can choose to:
– Pay the deposit invoice and office fee immediately and print the final invoice. If the rental period starts within 30 days, only the final invoice including office fees will be generated,
OR
– Pay the full rental amount including office fees immediately.
Online payments can be made by credit card or bank service. If using Visa, Visa Electron, or MasterCard, the Agency acts only as the marketer and delivers the product to the Customer.
Payment service provider
The payment intermediation service is provided by Paytrail Plc (2122839-7) in cooperation with Finnish banks and credit institutions. Paytrail Plc appears as the payee on the account statement or credit card bill and forwards the payment to the merchant (= the Agency). Paytrail Plc has a license to operate as a payment institution. In case of complaints, please contact the Agency first.

Online Banking
Online banking payment services are carried out by Paytrail Plc (2122839-7) in cooperation with Finnish banks and credit institutions. For the user, the service works just like traditional online banking.
Cancellations
Cancellations must always be made to the Agency via email at info@rukavillas.com or otherwise in written form. The cancellation is considered valid once the Agency receives the notification. Cancellations made outside office hours (Mon–Fri 9am–5pm) are considered received on the next business day.
If the Customer cancels at least 28 days before the rental period begins, the deposit invoice (30%) and the €17.00 office fee will be charged. If the cancellation is made less than 28 days before the rental period starts, the full rent including office fees will be charged unless the property can be re-rented.
If the Customer does not check in or checks in late due to their own reasons, no refund will be given. If the Customer ends their stay early, no compensation will be given for the unused period.
In the event of a serious illness or death of the Customer or their close relative before the rental period begins, the Customer must ensure that their travel and accident insurance covers the costs. The Agency must be informed immediately. Booking terms apply in these cases as well.
The Agency may cancel the booking due to force majeure. In this case, the Customer is entitled to a full refund including office fees.
The Agency also has the right to cancel the booking if the deposit or final invoice including office fees is not paid by the due date, and the Customer does not respond to reminders within five days. The Agency may charge the full rent including office fees if the property cannot be re-rented.
If the booking is terminated due to the Customer’s disruptive behavior, no payments will be refunded.
Key Handover and Use
The rental property is available to the Customer from 4:00 PM on the day of arrival until 12:00 PM on the day of departure, unless otherwise agreed. Once the rent and office fee have been fully paid, the Customer must request the key code from the Agency or the property’s maintenance company unless the Agency provides it within a reasonable time. Key return instructions can be found at the property.
If the maintenance company is called to open the door, the Customer will bear the cost. Lost keys will result in charges for the actual cost of changing locks and providing new keys.
Stay at the Property and Number of Guests
Upon arrival, the Customer should read the property’s Info Book, which contains important information about the appliances and equipment, as well as instructions for staying at the property. It also includes maintenance contact information. In case of any problems, please contact the property´s maintenance person.
The rent includes bed linens, towels, and final cleaning. Some properties also include bathrobes and slippers.
The Customer is responsible for basic cleaning during their stay. Additional cleaning services can be booked through the Agency.
The number of guests must not exceed the number of beds or what was agreed upon during booking. Parties or events that temporarily exceed this limit must be agreed upon in advance with the Agency. Use of tents, caravans, camper vans, or rented equipment (e.g. hot tubs) without the Agency’s permission is prohibited.
Smoking indoors is prohibited. If smoking is detected inside, a €250.00 fine and extra cleaning costs will be charged. Bringing pets requires prior agreement with the Agency. If pets are allowed, a €100.00 surcharge will apply.
Departure instructions displayed at the property must be followed. The property must be left in a tidy condition. Final cleaning does not include washing dishes or taking out trash. The Customer will be charged for extra cleaning if there was smoking, unauthorized pets, or unreasonable mess left behind.
Information about nearby services may be included in the property details. The Agency cannot guarantee the availability of such services. These external services are not part of the booking terms and references to them are not binding.
Damages and Complaints
Any damage must be reported immediately to the maintenance contact or the Agency. The Customer is liable for any damage caused to the property or its contents, and must compensate the Owner.
Complaints about the property’s condition or equipment must be reported immediately upon discovery to the maintenance contact or Agency. If the Customer fails to report deficiencies during the stay, the property is considered to be in agreed condition. Complaints after the rental period cannot be verified and thus no compensation will be granted.
If the issue cannot be resolved during the stay, a written complaint must be submitted during the stay or within 7 days after the rental period ends.
The Agency and the Owner are not liable for damages incurred during the rental period due to an unforeseeable force majeure (e.g. power outages, natural events, animals) not caused by the Owner and whose consequences the Owner could not have reasonably prevented.
Applicable Law and Jurisdiction
The Agency, the Owner, and the Customer will attempt to resolve disputes through mutual negotiations. If no agreement is reached, disputes will be settled at the District Court of Satakunta, applying Finnish law.
